Design Process

The steps listed below allow our and design process to arrive at finished projects that achieve the greatest level of success in meeting the goals set out by us and our clients. It is a complicated process which involves a great deal of interaction between the architect and the client.

                       Pre-project

Develop scope of work and define responsibilities.

Create a program of design objectives.

Create project parameters – size, budget and schedule.

Determine client responsibilities – survey, soils report, CCR’s and plat restriction information.

Perform complete code review and analysis.

Visit the site and perform a thorough site analysis.

Preliminary Design

Determine what are the most critical issues for the design.

Generate optional plan concepts through design sketches, models and other media.

Work together to refine the ideas and needs of the client, project and architect.

                       Design Development

Refine the design and develop more detailed plans and elevations.

Create structural concepts.

Create additional section and detail drawings.

Help in the selection of a contractor.

Determine and research key materials and finishes.

Client to begin the process of visiting showrooms to select fixtures and appliances.

Provide preliminary drawings to contractors for construction cost estimates.

                      Construction Documents

Create detailed drawings and specifications that describe each aspect of the project.

Construction documents are used for permit applications and final construction bidding.

At completion of this phase, the client and general contractor enter into an agreement.

Construction

Architect’s role continues as a construction contract administrator representing the client.

Drawing interpretation, review of construction progress with respect to the design intent and reviewing contractor’s applications for payment.

As the architect is an observer of the construction, the contractor is solely responsible for supervising and directing the construction work.

At the end of the project the architect completes a punch list and verifies substantial completion.
